Position Overview

The Operations Manager – Fortress Portfolio is responsible for planning, organising, and directing all operations of the centre. This includes overseeing leasing contracts, procurement, maintenance, security, and financial administration. The role ensures that all buildings, equipment, and facilities are well-maintained, safe, and efficiently run, while managing staff, vendors, and contractors to achieve operational and financial targets.


Key Responsibilities

Operational Leadership & Management

  • Plan, organise, and direct the day-to-day operations of the centre
  • Develop, implement, and monitor operational policies, procedures, and standards
  • Assist Senior Management in short- and long-term operational planning and budgeting
  • Conduct regular inspections to identify operational issues and implement improvements
  • Manage space planning to meet current and future operational needs
  • Ensure operations comply with all health, safety, and legal regulations

Maintenance & Facility Oversight

  • Oversee maintenance, cleaning, electrical, plumbing, and HVAC systems
  • Coordinate third-party contractors, suppliers, and vendors to ensure service quality
  • Ensure preventive maintenance procedures are conducted and facilities are operationally ready
  • Manage procurement of equipment, furnishings, and services in line with budgets
  • Resolve billing discrepancies and ensure timely processing of invoices

Security & Safety Management

  • Maintain security systems, monitor threats, and develop mitigation plans
  • Conduct emergency drills and implement safety directives
  • Liaise with SAPS and local authorities as required
  • Manage and train staff in health, safety, and security awareness

Team Leadership & Staff Development

  • Supervise, train, and appraise operational personnel
  • Assign daily tasks and ensure efficient staffing and workflow
  • Conduct performance reviews and implement corrective actions if needed
  • Develop training programs to improve team productivity and service delivery
  • Promote a culture of accountability, teamwork, and operational excellence

Financial Management & Reporting

  • Prepare operational budgets and monitor expenditure
  • Ensure cost-effective and efficient operations within established budget constraints
  • Produce reports on operational expenses, security incidents, and tenant-related metrics
  • Track procurement, service contracts, and maintenance schedules for Senior Management

Minimum Requirements

  • Matric / Grade 12
  • Additional certifications in property, maintenance, or centre management preferred
  • Minimum 5 years’ operational experience, with at least 2 years in a supervisory role
  • Strong knowledge of property management procedures, leasing, contracts, and budgeting
  • Proficient in using maintenance equipment and computer applications
