Position Overview: Junior BMS Specialist
BFM is seeking a Junior BMS Specialist to support and maintain Building Management System (BMS) installations at designated high-profile client sites in Centurion.
The successful candidate will be responsible for maintaining existing BMS systems, assisting in the design and implementation of new installations, commissioning systems, and supporting operational teams with BMS functionality and reporting.
This role is ideal for a technically skilled professional with hands-on BMS configuration, networking, and integration experience.
Key Responsibilities
General & Site Dedication
- Dedicated support to specified high-profile client sites
- Act as BMS representative within project and operational environments
Maintenance & System Support
- Maintain existing BMS installations
- Develop Scope of Works (SOW) for maintenance subcontractors
- Ensure contractors deliver according to agreed SOW
- Report subcontractor non-performance to management
- Run BMS reports to ensure reliable alarm monitoring
- Conduct site audits and identify system faults
- Keep maintenance documentation updated
- Notify management of obsolete or unsupported equipment
- Liaise with clients to ensure contractual maintenance obligations are met
Installation & Commissioning
- Assist with the design of new or supplementary BMS installations
- Liaise with equipment contractors and Tridium Configuration Specialists
- Manage or implement new BMS installations
- Commission new systems and complete commissioning reports
- Ensure system updates reflect new integrations
- Maintain configuration control and database records
- Update clients on system functionality and improvements
Technical Integration
- Integrate intelligent equipment using LON, BacNet, and Modbus protocols
- Support hardware installations and networking configurations
- Manage databases and server systems
- Provide assistance to the Bidvest Facilities Management BCC when required
Minimum Requirements
Applicants must meet the following criteria:
- Matric (Senior Certificate)
- National Diploma in Electronics (N6) or S4
- Valid South African Driver’s License
- Minimum 5 years’ practical BMS development, design, and installation experience
- Testing and fault-finding experience (hardware & software)
- Commissioning of complete BMS systems
- Experience with LON equipment, networking, BacNet, and Modbus
- Knowledge of Power Distribution Systems, HVAC, BMS, and communication protocols
- Database and server management knowledge
- Tridium System Integrator (R2, AX, N4) certification
- Computer networking qualification
- Tridium Advanced Training certification
- Programming knowledge (Java, HTML)
- Experience with BMS platforms such as Honeywell, Adroit, and Landis
- Project management experience
- MS Office (Excel & Word) proficiency
- Networking and IT infrastructure knowledge
- Knowledge of SHE (Safety, Health & Environment)
- First Aid Training
Trade Tested Artisan qualification (HVAC or Electrical) is advantageous.
