Position Overview

The General Manager – Brits Mall is responsible for the overall management and performance of the retail shopping centre. This role ensures maximum income and investment growth by overseeing property operations, leasing, maintenance, tenant relations, budgets, and strategic planning. The incumbent also manages staff, contractors, and service providers, ensuring that the centre operates efficiently, safely, and profitably.


Key Responsibilities

Centre & Property Management

  • Manage day-to-day operations and ensure all buildings, equipment, and grounds are maintained optimally
  • Develop long-term maintenance plans, budgets, and capital expenditure proposals
  • Oversee leasing contracts, tenant relations, and new tenant acquisition
  • Monitor tenant turnover, stock levels, and merchandising to support growth and trading success
  • Ensure compliance with Occupational Health and Safety (OHS) and security regulations
  • Attend industry meetings and events to stay informed on market trends and tenant strategies

Financial Management & Budgeting

  • Prepare annual budgets, forecasts, and monthly management reports
  • Analyse income and operating costs; ensure municipal recoveries and cost recoveries are maximized
  • Approve Capex and TI projects within authority limits, ensuring alignment with property investment philosophy
  • Control expenses including wages, cleaning, consumables, and contractor performance
  • Monitor non-GLA income opportunities to increase profitability

Tenant & Stakeholder Relations

  • Negotiate leases, renewals, and agreements with tenants
  • Maintain strong tenant relationships and ensure space is always presentable
  • Liaise with municipal authorities, co-owned property stakeholders, and external contractors
  • Plan and oversee centre promotions, advertising, and public relations initiatives

Operations & Maintenance Oversight

  • Ensure preventive and general maintenance programs are implemented and monitored
  • Oversee electrical, mechanical, air conditioning, and security systems
  • Implement emergency preparedness and security action plans
  • Supervise maintenance and security personnel, providing training and performance appraisals

Team Leadership & Development

  • Lead, mentor, and motivate all centre staff
  • Conduct performance reviews, identify development needs, and implement corrective actions
  • Ensure adequate staffing levels and efficient delegation of responsibilities
  • Foster a culture of accountability, teamwork, and high operational standards

Minimum Requirements

  • Matric / Grade 12
  • Diploma or Degree in Business Management, Property Management, or related field
  • Related property management courses highly advantageous
  • Minimum 5 years’ operational experience, with at least 2 years in a supervisory or management role
  • Strong knowledge of property and centre management procedures, leasing agreements, and budgeting
  • Proficient in maintenance systems and computer applications
