Position Overview

The Operations Manager is responsible for planning, coordinating, and directing all centre operations across the Emira Portfolio in Randburg. This includes overseeing leasing contracts, procurement, maintenance, security, and health & safety compliance. The role ensures that buildings, facilities, and services operate efficiently, safely, and cost-effectively, while managing staff, contractors, and vendor relationships.


Key Responsibilities

Operational Leadership & Planning

  • Plan, organise, and direct all daily operations of the centre
  • Develop and implement operational policies, procedures, and standards
  • Assist Senior Management with short- and long-term operational goals and budget planning
  • Conduct facility inspections, identify operational improvements, and implement corrective measures
  • Manage space planning to accommodate current and future tenant needs
  • Coordinate emergency response and ensure compliance with health, safety, and legal regulations

Maintenance & Procurement

  • Oversee all maintenance and repair services including plumbing, electrical, HVAC, and cleaning
  • Liaise with contractors, suppliers, and vendors to ensure high-quality, cost-effective services
  • Monitor service contracts, authorise invoices, and ensure timely procurement of equipment and supplies
  • Conduct preventive maintenance procedures and ensure operational readiness of all facilities
  • Ensure billing discrepancies are promptly resolved

Security & Safety Management

  • Ensure security systems are effective and operational
  • Develop security awareness programs for staff, tenants, and visitors
  • Liaise with SAPS and local authorities as required
  • Respond to emergency call-outs and operational incidents
  • Develop and implement emergency response plans

Team Leadership & Staff Management

  • Supervise, train, and develop centre personnel
  • Conduct performance appraisals and provide measurable feedback
  • Allocate tasks, manage staffing levels, and ensure operational efficiency
  • Implement training programs and corrective action where necessary
  • Promote a culture of accountability, teamwork, and operational excellence

Financial & Reporting Responsibilities

  • Prepare operational budgets, monitor expenditure, and control costs
  • Ensure cost-effective operations and maintain financial efficiency
  • Generate reports on operational expenses, security incidents, and foot traffic
  • Track procurement, service contracts, and operational metrics for Senior Management

Minimum Requirements

  • Matric / Grade 12 required
  • Additional qualifications in property, maintenance, or centre management preferred
  • Minimum 5 years’ experience in operations, with at least 2 years in a supervisory capacity
  • Strong understanding of property and facility management procedures, leasing, and service contracts
  • Knowledge of budgeting, procurement, and compliance standards
