Position Overview: Technical Lead – Residential Properties

CBRE Excellerate is recruiting a Technical Lead for Residential Properties in Lagos to oversee maintenance operations, contractor management, and technical service delivery across residential facilities.

You will be responsible for ensuring high-quality service delivery, managing maintenance budgets, and maintaining compliance with safety and regulatory standards.


Key Responsibilities

Facilities & Maintenance Management

  • Oversee maintenance services provided by consultants and contractors
  • Implement and manage Planned Preventative Maintenance (PPM) programs
  • Ensure all building systems (electrical, HVAC, plumbing, civil) are maintained efficiently

Budgeting & Cost Control

  • Assist in preparing annual maintenance budgets
  • Monitor expenditure and ensure cost control
  • Obtain approvals for any budget overruns

Contractor & Vendor Management

  • Evaluate and manage service providers and contractors
  • Ensure compliance with contractual obligations and safety regulations
  • Approve invoices after verifying quality of work

Compliance & Safety

  • Ensure compliance with local authority regulations and Service Level Agreements (SLAs)
  • Implement and monitor Occupational Health and Safety (OHS) standards
  • Ensure all contractors adhere to safety legislation

Operations & Project Support

  • Support client projects and technical initiatives
  • Conduct annual building inspections
  • Prepare tenders and obtain project quotations
  • Attend technical and stakeholder meetings

Utilities & Efficiency Management

  • Monitor energy and utilities usage
  • Implement strategies to reduce wastage and optimize efficiency

Stakeholder Management

  • Communicate effectively with clients, contractors, and internal teams
  • Address and resolve complaints promptly

Minimum Requirements

  • Technical qualification or degree in:
    • Engineering (Electrical/Mechanical)
    • Facilities Management
    • Or a related field

Experience

  • Minimum 5–10 years’ experience in a similar role
  • Strong background in:
    • Facilities maintenance
    • HVAC, electrical, and plumbing systems
    • Contractor and vendor management
  • Hands-on technical experience is essential
  • Experience with BMS/CMMS systems

Preferred Qualifications

  • Knowledge of Nigerian Electricity Regulatory Commission regulations
  • Advanced HVAC expertise
  • Experience in residential property environments
