Position Overview
The Junior Property Manager is responsible for the day-to-day management of Menlyn Corporate Park, ensuring maximum income, effective property operations, and growth of the investment. This includes budget oversight, lease administration, vendor management, tenant liaison, and asset maintenance.
Key Responsibilities
Property & Asset Management
- Monitor tenant movements, leasing activity, and competitor developments
- Schedule and oversee preventative maintenance programs within budget
- Liaise with contractors and ensure project progress and compliance
- Inspect premises and enforce tenant responsibilities and lease agreements
- Ensure compliance with OSH Act and health & safety regulations
Client & Financial Reporting
- Provide timely and accurate reports to clients and senior management
- Analyze monthly income, expenses, operating costs, and turnover rentals
- Prepare and monitor budgets, forecasts, and 5-year financial plans
- Control expenditure and authorize accounts, cleaning, and maintenance orders
Tenant & Lease Management
- Ensure leases are renewed on time and vacant space is managed professionally
- Negotiate rental agreements, manage new tenant installations, and coordinate lease documentation
- Liaise with tenants, landlords, and clients on all relevant issues
- Organize tenant promotions, parking management, and tenant correspondence
Vendor & Contractor Relations
- Maintain productive relationships with suppliers, contractors, and service providers
- Coordinate external services efficiently with internal operations
- Promote goodwill and a positive company image
Personnel Supervision
- Provide leadership, delegation, and clear communication to property staff
- Conduct performance appraisals and implement training programs
- Ensure staffing levels meet operational requirements
- Manage hiring, corrective actions, and personnel development
Additional Duties
- Maintain clean, secure, and well-maintained work areas
- Complete special projects and report operational incidents as required
Minimum Requirements
Education & Certification
- Matric (Senior Certificate)
- Additional training in property management or maintenance preferred
Experience
- Minimum 5 years in property management, with at least 2 years supervisory experience
Skills & Abilities
- Strong leadership and organizational skills
- Excellent problem-solving and communication abilities
- Knowledge of budgeting, leasing, and service contract management
- Ability to manage multiple tasks and prioritize effectively
